Past Perfect
Describe an action completed in the past prior to another action also finished in the past. It's always used in compound periods and can be accompanied by the adverbs "already" and "just"
Usually connected by time expressions (when, before, after, by the time)
When I arrived at the local hospital last night, my best friend had undergone a surgery
Future perfect
Used to express an action that will have been finished at some point in the future or before another action at a specific moment in the futute
When the guests arrive next weekend, we will have cleanded the room

Real: 0 (100%; reality), 1 (90%; possibility)
Unreal: 2 (imaginary, situations for our present), 3 (situations for our past, regrets)
