- - - - In every sublease there shall be implied the following
        powers in the lessor⎯
        
        a.) Sublessor can collect overdue rent by distress.
        
        b.) The sublessor or their agent may enter the property at reasonable times after providing a two-day notice to the sublessee.
        They can inspect the state of repair and serve a written notice to the sublessee, either in person or at their usual place of abode or on the property, specifying any defects. The sublessee is required to repair the identified defects within a reasonable time.
        
        c.) Sublessor can reenter and recover possession if:
        
        Rent is overdue for three months.
        
        Sublessee violates covenants, conditions, or stipulations for three months.
        
        Repairs specified in a notice (from (b)) are not completed in time.
  - - - There shall be implied in every memorandum of sublease
        an undertaking by the lessor that he shall:
        
        pay all rent, taxes, and other charges payable to the Government during the sublease's duration.
        
        The lessor must indemnify the sublessee against all claims and demands related to such rent, taxes, and other charges.
        
        This indemnification extends to any moneys payable under any charges on the property.
  - - - a)
        The sublessee agrees to pay the rent specified at the mentioned time. If the premises or any part of it is damaged by fire, flood, storm, or tempest during the sublease, making it unfit for the sublessee's occupation, then:
        *The rent or a proportionate part will be reduced based on the nature and extent of the damage
        *Remedies for rent recovery are suspended until the premises are rebuilt or made suitable for the sublessee's use.
      - b.)
        *The sublessee is obligated to maintain the premises in good and tenantable repair throughout the duration of the sublease
        *Upon the termination of the sublease, the sublessee must return the premises in a condition that is good and tenantable, taking into account the state of the premises at the beginning of the sublease.
        *The requirement for maintaining the premises excludes responsibility for accidents, damage from fire, flood, storm, tempest, and fair wear and tear.
  - - - land to be sublet more than a year, need to have memorandum of sublease in substantially same form of section 158: forms of sublease.
      - modified provisions of this Code will apply to also the sublease, sublessor and sublessee.
  - - - Any sublease or agreement for a sublease with a term not exceeding one year is valid without registration.
      - The rights of a tenant in possession under a previous sublease or arrangement for a sublease with a term not to exceed one year apply to registered dealings with the land.
      - The right to purchase the land in a sublease or agreement for a sublease with a term not exceeding one year is not valid against subsequent parties unless:
        
        The memorandum of sublease or agreement is registered.
        
        A caveat giving notice of the right to purchase is registered.
