the affidavit does not 1) have Notary wording, 2) have room for my signature, or 3) there are multiple signers who will appear before me at different times?
Ask the signer if they know what kind of certificate needs to be attached (it is fine if the document does not have an official title)
If they do not know, explain/describe both an acknowledgment & jurat to them, and present both certificates and ONLY allow the signer to choose which one.
Best practice would be to recommend that they review correspondence/contact the office receiving the notarized document to see what is acceptable.

there is a discrepancy on the Specific Closing Instructions form that the lender included in the loan package for the Closing Agent?
Call the CLOSING AGENT before the signing appointment since revisions cannot be made at the signing table.
the signer cannot provide photocopies to the lender, then you will need to call the contracting company for follow-up
