Local Perspectives on YarraBend - Jess and Cam
General facts of land
Located directly opposite the development
16.5 hectares of very valuable land
6am-6pm, high functioning during covid.
YarraBend isn’t a suburb – just a development - incorrect marketing
Concerns
Introducing 4000 new residents - impacts on congestion
Dramatically change how many people are out and about, congesting trains etc.
Building industry/premier lobbied hard to make construction an essential occupation – creating anxiety in the community who didn’t feel that there should be large volumes of people coming into and out of the site.
Dubbed as very environmentally friendly, but looks quite cheaply done and crammed in, a slick marketing campaign, not so convinced about the authenticity of it being an eco-development.
Parking issue – how to manage this. Neighbouring roads become chokkas. Developers did not make enough allowances for parking.
Several stakeholders delivering to one masterplan -potential for lack of shared vision
Mediocre level of community consultation. Felt that the plan was already in place, educating people as to what they were about to do rather than making it a whole community idea.
Skyline is going to change
Campaigning for different developers to reduce the number of stories – push back. Recent big developments – Alphington changing rapidly.
Community
Strong sense of (“tightknit”) community already through sporting clubs and local schools – don’t know what kinds of people are moving into these buildings.
Local school is expecting increase in numbers.
Bowls club is quite a local place to go get a drink – quieter, community built around the school and walking.
People would love for it to be a sustainable state of the art development – as it lends itself to the environment around it (it has been the way it’s been marketed)
Will it feel like the park spaces will just be for residents – how will it include the broader community? Will it feel part of the broader community.
Access to the yarra should have been kept in public hands
Positives
Commercial development is exciting, food and restaurants
Heidelberg Road lacks character, lots of industrial areas, not a lot of retail offering. Now there is this plan that will set the standards.
Yarra trail improvements – connected to chandler hwy improvements – from a pedestrian and bike path perspective.
