Shurgard - Coggle Diagram

- - - - Status (AF): Project on hold. Stage 4b complete. Stage 4c in progress. Fees for all Stage 4 invoiced. 85% unlikely to progress. Underground water pipe and BAPA rail line issues and cost of basement all causing major issues with the cost plan. Cost plan being reviewed with basement excluded and footprint reduced to avoid easement of the water pipe. This will be reviewed by the MIC and will hear after this (perhaps mid-April).
        
        Action: Wait and see what the outcome of the MIC is.
    - - Status (DA): Due for completion end of April / beginning of May. DA to be retained on contract basis to manage any defects / information required.
    - - Status (GP / PS): August start on site
    - - Status (?): Planning determination in April (not clear on delegated or committee). Stage 4 start date not confirmed if Planning is approved. They may or may not adhere to the Judicial Review period (6 weeks).
        
        Action: Handover of project from AF to PH required.
    - - Status: Stage 2. Pre-app 25.03.25. Stage 3 to commence if all positive. No site survey has been undertaken. Design is not quite reflective of site conditions. Needs structural / civil input and survey.
        
        Action: AF will manage Stage 3 if instructed immediately. Still needs a handover to PH.
    - - Status: Stage 2. Submitted for pre-app but no date confirmed yet.
        
        Action: AF to handover to PH. Stage 3 resource to be determined by programme.
    - - Status: Stage 1 by 360. Shurgard have taken in house and Marcos has updated. 360 not seen revised plans. New-build on a Tesco site. No formal instruction on this yet.
        
        Action: Handover of project from AF to PH required.
    - - Status: Back in Legal discussions. Need to wait and see how this progresses. Will require 360 to undertake a Stage 3 review (potentially revised Planning) and then Stage 4 onwards. We have provided a fee for this.

    - - Status: Stage 1 by 360. Sits with Shurgard. Layout will be superseded now.
