- - - - Must always check the type of materials the contractor is giving. Contractor might be giving a lower grade of material, thus leading to the lower price
    - - Huge importance on price: Higher Price will require more justifications on the selection of the contractor
  - - - Are they willing to go the extra mile for the client in times of need? For example, on a Sunday when there is a water leakage in the shopping mall
    - - Bribery: One thing to watch out for
      - Is the contractor willing to build a good relationship or are they very calculative for every demand the client makes?
  - - - How many project they have on hand?
        
        The lower the amount of project they have, the more the better. They are more likely to complete the job on time & do a better job.
  - - - Size: What kind of jobs have they completed before? Is it for example, just a small part of the roof as to compared to completing the whole roof?
      - Type: Have they done the exact same work as what you are looking for? For example, they might not have laid the same type of waterproofing membrane as what we want now
  - - - Qualifications of staff: What is the highest level of study they have completed?
        
        Relevant studies completed: If they have doctorate in the scope of work you are seeking to be completed, it is reassuring as they have experience in the field already
        
        Academic standing: The higher it is, the more comfortable the client would be with awarding the job
    - - Business premises
        
        Location of Office: Is it located in the middle of nowhere? Or is it located at CBD area?
        
        How organized their office is?
        
        Conduct of Business: Do they conduct business professionally? Or very unprofessionally?
    - - Operative skills: Do they have the relevant skills required for the job?
  - - - Credit facility: The longer the willingness of supplier to extend dateline of payment, the better their financial stability is
      - Supply materials: The earlier it is available, the better their financial stability is
    - - Paid-up capital is the amount of money a company has received from shareholders in exchange for shares of stock
    - - No experience: At a disadvantage compared to those with experience
      - Has experience: Does not necessarily means they will do a good job
        
        Still have to check how their work & services are like as they might be going backwards. For example, not using the latest technology
  - - - Check if they have any similar past works
        
        How is their reputation like when doing similar works?
      - Survey call to their previous clients to check how the experience was like
