Phase 1: initial offer: get conversation live, doesn't matter how low it is. The worst you can do is NO COUNTER [in writing: The seller really appreciate you making an offer, the seller asked us to sharing the pricing information with you, because perhaps we missed something]
Condition
Think globally: location is No.1; give a range-if seller doesn't want to do any improvement, stick to the lower range; clean inside & outside, do low-cost projects (do a seller's home inspection)
