Works Progress & Quality Management Level 02 Hooks
Level 01 Hooks
Monitor and record progress
How do you monitor and record progress when onsite inspections? What is the typical contents of a site report?
• Utilisation of taking photos and comparing previously taken photos to the most up to date ones
• Record percentage progress and compare against the programme
• Site Audit pro reports
Comparing contract and forecasted cashflow
How can comparing contact and forecasted cashflow help indicate progress?
The Cashflow forecast against the project programme produces an S curve. This S curves indicates how much money should have been claimed over a set point in the project. If the money claimed is less than what is projected on the S curve, this could suggest that either the programme is behind or for some reason the contractor has underclaimed. If the money claimed is ahead, this would suggest that either the project is ahead of schedule or the contractors has overclaimed and needs to be investigated further.
Programme dropline
What is a programme dropline? What are the different types of dropline?.
A programme dropline is a line drawn down the programme on a chosen report date indicating tasks that either are ahead or behind schedule. Tasks that are late will force the line to turn left while those that are ahead will force the line to turn to the right. If the task is on programme then the line remain central.
Jagged drop line - Progress as a percentage is entered for each task. This shows activities which are on, behind or ahead on reporting date
Straight drop line - After progress is entered, the programme is rescheduled so each task sits on the progress reporting date. This is useful to determine the impact on the critical path.
Quality Management
What quality management standards are there in place?
ISO 9000 series which is are international quality management standards that set uniform guidelines for processes to ensure products conform to customer requirements
The ISO 9000 standards consists of four basic interdependent standards supported by guides, technical reports and technical specifications:
ISO 9000: Quality management.
ISO 9001: Quality management systems - Requirements.
It is a standard that can be used to certify the efficiency of a quality management system. The principles that underlie the management of quality in these standards are the following
1) Customer focus
2) Leadership
3) Involvement of people
4) Process approach
5) System approach to management
6) Continual improvement
7) Factual approach to decision making
8) Mutually beneficial supplier relationships.
ISO 9004: Managing for the sustained success of an organization - A quality management approach.
ISO 19011: Guidelines on internal and external audits of quality management systems.
What are the main points within the CBRE quality management system?
Woodwharf - Delay
Dryliners causing delays
Why were the drylining company identified as the contractor delaying the project?
The sequence of works saw that they had to do their 2nd fix and decorate before the M&E 2nd fix could take place. As this not had been completed on a number of floors. This then highlighted that they were behind on that activity on the programme.
Adding manpower
The M&E 2nd fix could be expedited with weekend working if the drylining contractor could catch up to where they currently could be. We assessed this as no extra cost to the client if they could ensure the drylining contractor could be complete in time. As the client could see there would be no knock contractual claim from ourselves they identified as this being the best/most suit option
Who instructed the drylining contractor to proceed on that basis?
The contract administrator – JCT Standard Building Contract
Cobalt - Firestopping
Defects on firestopping
What defects were noted on the fire stopping?
The services can not been adequately fire stopped around as there were some visible gaps
Approved document B
What is approved document B? Where/what does it state about firestopping with approved document B?
Approved Document B is on Fire safety within and around buildings
B2 internal fire spread, Section 4 Wall and ceiling linings Internal fire spread (linings)
(1) To inhibit the spread of fire within the building, the internal linings shall— (a) adequately resist the spread of flame over their surfaces; and (b) have, if ignited, either a rate of heat release or a rate of fire growth, which is reasonable in the circumstances.
Regulation 7 – Materials and workmanship
Intumescent and fire stopping materials where the inclusion of the materials is necessary to meet the requirements of Part B of Schedule 1

What is a non-conformance report? What would the usual contents contain?
