Definition - It is called 'practical' completion because it is fit for purpose. The project is sufficiently complete for the employer to take over in that nothing remains outstanding that prevents the employer from using the works, although there may be some outstanding works or defects which remain to be completed

Sectional Completion
1) 50% retention is released once each section is complete, subject to contract

Definition - Provision within the building contract which allows different completion dates to be set for different sections of the works which have been pre-agreed in the contract

Clause in the contract - Not in the standard contract but has to be written in
Partial Possession
2) The contractor's responsibility for insuring the works ends
3) The contractor's liability for liquidated damages ends, proportionate to the area of possession

4) Employer becomes responsible for any damages to the works
Definition - Not predefined in the contract but its a mechanism that can be used if the client wishes to take beneficial used of an area on a project before practical completion
