Habitants were called paysans in France, which means peasants. They rarely own anything, and they were often owned by their seigneurs.
Since they get to live and establish a farm, the habitants need to clear the land, plant the crops, and build the house. Along with that, they had to pay the seigneur's miller to grind the grain into flower and give a few days of work away each year to the seigneurs. The owed labor is known as corvee.

Most of them were men from royal families, however, women and common folk can also be seigneurs.
So they can keep their land grants, they have to recruit immigrants and habitants to work and farm in it. Along with that, they have to build a how to live in, and a flourmill and church for the recruiters.
