The downside is the unstability of their business. Most of the time, they're thought of as scam.

There's no such thing as one-time milliionaire in RE investing. There's risk in everything worth pursuing. But you can always reduce the risk by doing proper research.
The problem with research: people get scared. They get paralyzed. They think they're missing that one key secret ingredient. Some kind of magic pill that can make their investment successful.
