Planning
Design
During the design process there is the most planning and control, this is done to ensure the project runs smoothly
The budget, full feasibility, time frame, and overall project is fully reviewed to make sure it meets all the company and local criteria set
Site investigation will take place
A client brief will be set out, this will create an idea and image of the entire build and design, this will allow 'lifestyle' sketches to be created
This is the process of gaining planning for the building development from the local and surrounding council
During this stage the look of the building in specifiec, the public are made aware and local feasibility studies are undertaken
these 2 work alongside eachother
Production
Procurement of contractors will be the first thing that happen, they will sign up to build plans and agreements for labour, this will occur across all trades and will ensure work is completed to the standards set out by the builder/main contractor
Sourcing materials is a key stage, this is to ensure the project does not face any delays and there is a steady supply of materials when needed, this programme will work along side the set out build programme
When the above is complete the build stages will start where the trades will work through from drainage and foundations to final completion and hand over

Completion and handover see's customer move into their homes, in this process if there are any issues the builder will resolve them in a certain time frame
Final build handover will include roads being adopted by the council, drainage and water will be connected throughout the project, community building will be taken over and managed by locals in the area and green spaces will be handed over tot he management firms set by the builder
The true and final exit of the builder may take some time, this is to ensure there are no issues when the final certificate for the project is given

This can take years for land to be purchased and to enter the development area of a certain town
