easement: interest to use the land of another. Can be created through writing, by implication, by prescription, or by estoppel. By prescription means that the use of the property must be open, notorious, continuous, exclusive, actual and non-permissive. Estoppel requires proof of an act or representation by the owner of the burdened estate in respect to the easement.
