Likas Bay Feasibility Report Briefing
Project is about student's residential in UMS Sabah
Consist 4 phases : Phase 1,2,3 & 4 - Phase 2 as R&M, 1,3 & 4 is currently searching for 'white knight'.
It is located 5km from UMS, 15km from KK and 7km from Borneo Mall.
Started on 2013 by Likas Bay Precint Sdn Bhd
An 18 storeys building consist of 3 storeys carpark and 1 storey shoplot.
It has 476 apartment units and 38 shoplots.
Progress work is now reaching 4th floor (4th floor is 75% done) but only external work is done with no internal work. (Some repairing work need to be done)
Issues by Zaidun Leeng ( Consulting Engineer) : U-boot slab system- done until 3rd floor and 25% more for 4th floor. (The same system will be used and remaining u-boot will be examined)
Earth retaining structure is not done
Temporary access road to phase 3&4 is needed.
Piling work is done - Sri Alam Setia
Main Building Contractor 1 : Bina Puri Sdn Bhd (Terminated due to poor labour management and financial)
Main Building Contractor 2 : Greatan (M) Sdn Bhd (terminated because Likas Bay didn't receive payment from MBSB)
Main Building Contractor 3 : Petrofiq Sdn Bhd (Temporarily on hold until further notice)
Project can be adopted and continued as shortfall will be covered by top up or contra sales.
Recommendation For Rehab : - U-boot slabs system continues, - water tank provided, - Proper prudently pre-qualification for new contractor, - Reduce GDC, - Create a cost control committee, - Hire project management consultancy.
4.35 Hectares with two buildings of 23 storeys and 21 storeys.
Phase 3: 23 storeys building with 552 units, Phase 4 : 21 storeys building with 210 units.
60% piling is done for phase 3 and 20% piling is done for phase 4.
