Unsuitable material/techniques/methods.
Lack of qualified personnel.
Late payment by companies.
Poor communication, late information (monitoring of changes (deadlines, tasks, budget) absent or ineffective).
Faulty technical design (insufficient experience, lack of knowledge and/or skills, errors).
Inflation, price changes, labour costs.
Insufficient time (inadequate or erroneous planning, unrealistic).
Going vastly over budget- Employ a quantity surveyor to estimate the cost of construction.
Fire hazard- Be sure that all contractors know where all fire exits are in the building.
Another National Lockdown- Postpone renovation until lockdown is lifted.
Due to the small time spent on refurbishment, labourers may be expected to work overtime to get the job completed.
Design chosen may not appeal to the general public to drive business forward.
Not enough material for flooring- buy 10 percent extra flooring material to account for waste.
Falling hazards- Be sure that all visitors of the site where required safety gear (hard hat).
The table layout is not 2 meters apart from each other- Remove one or more tables from the plan to ensure a 2m distance.
Not enough material for walls- buy 10 percent extra flooring material to account for waste.
Poorly defined project scope.
Price of materials change (inflation).
Poor communications during work, leading to delays.
Customers may not adhere to social distancing rules even when they are enforced, could lead to bad press.
Time spent working on refurbishment may lead to other factors about the bar being forgotten about such as inventory, overhead costs etc.
Government may introduce new rules and guidelines before completion, leading to more changes that haven’t already been considered.
Noise pollution from construction if the bar is not in a busy part of the city.
Refurbishment may not appeal to previous customers; they may feel they’re being pushed out for a new client base.
Process of hiring staff may be complicated due to bar previous past; lack of faith that the business can move forward quickly.
Refurbishment may not finish within the time constraints, going over the July end date.
The bar’s ‘socially distant’ layout may be ineffective post covid-19, meaning less customers as the pandemic dies down. Could lead to lack of business again.
Lack of materials (modification of materials available on the market), equipment, competent personnel.
Modification of objectives during the project
Funding problem, insufficient budget
Unfavourable meteorology (rains, floods, etc.).
Changes in legislation, rules.
Poorly defined project objectives and client needs, poorly established priorities
Delays in obtaining authorisations / signatures, bureaucracy.
