Here’s my script for generating more listings from every Open House. When the neighbors show up, they’re inevitably going to ask, “Do you really think this place will sell for $X?”
There’s your opening. Here’s what you reply:
“Well, we have [number] of buyers looking at the property, and from my experience, we’ll have created a bidding war by the end of this week. If we end up with 5-7 qualified buyers, only one of them can win, so we’re going to have a handful of people willing and able to buy in this neighborhood. Have you given any thought to selling?”
Depending on the answers you get, follow up with these questions:
“At what price would you sell?”
Or
“You must know someone who’s thinking of selling?”
