Making offices work again
Covid-19
Proves working out of the office can be effective,
not that people work agile
Risk of Covid in the office :forbidden:
Structural change
Too expensive
Long lead in time
Impractical
Vaccine is cheaper and faster
Need a good value proposition
If can't provide a good value proposition, it will fail
Shift to suburbs with smaller offices
Need a high quality space
Quality is not about fixtures
People focused
designed to catalyse human skills
Less space, but better space
Individual task based activities
High concentration
Minimise disruptions

Is it acceptable to ignore for a few hours?

Technology
Collaborative working/ problem solving
Easier to collaborate in person :silhouettes:
Video Calls have a lag - talking over each other
work on the same document
More people can talk at the same time - faster solutions
People need to commit to offices in order for them to work again
We don't need shops in order to buy things, we don't need offices to work, but its not always the same
Teams need to be in the office together
no point being in the office with only half the team
has to be reinforced
Need to sit together
Meetings
Why have meetings?
Collaborate
Disseminate information
Gather information
Environment
Socialising
Friends
Colleagues
Networking
Fewer new introductions - talking more with fewer people
Lifestyle
Gym is close
Shopping at lunchtime/after work
Meet friends outside of work
Childcare is close to work
Place to work
Don't have suitable space at home
I get distract at home
Don't have to pay for heating in the office
Personal preference
Quality of the space
High quality, people will want to come back
Low quality - people will prefer to stay at home, why bother forcing them to return to a bad experience if happier at home
Complexity of the role
Jobs with lots of different tasks can't be fulfilled in a single environment and benifit from a choise of working spaces
jobs with limited range of activities can have a space design around those few needs.
Successful Offices focus on these types of spaces
:star:
Unplanned meetings
Taking breaks
Creative thinking
Variety of spaces
Breakout zones
Atrium and communal areas
People experience the office the same. Their homes are very different and can be better or worse than the office as a place to work - creates inequality and variance in the experience.
What should we be asking ourselves?
How does work get done here
How do we best share information so people take it in?
How do we come up with our best ideas?
Where does the plan/strategy come from?
How do we make decisions?
What is our philosophy on meetings?
How important is culture to us - and where do we feel it most insistently?
How much do we value being together?
How do we intend out team members to get better at our jobs?
How do we create an inclusive environment?
How do we hire/onboard new people into the team
What will our answers to these questions be in 18 months?
companies don't want offices - they want places that allow people to work more effectively
Need to get people in throughout the week to managed peaks and troughs
Price point matching - cheaper fridays
Help people understand unwritten norms
Can i go to the dentist during work
can i have a late lunch to align with my gym class
Offices vs home

Feeling connected to colleagues
