Existing Bedroom Block10wks per floor x 4 (165 rooms + corridors, etc.).
Old House -refurb / alterations, maintaining operational facility.
New bedroom block - dependent on timing / phasing.
Supply chain - ability, availability and resources.
Staffing - quality finishing foremen / SM; team size depends on phasing of project. Recruitment required.
Boxing above our weight - competing against T1, T2 contractors

Opportunities
Puts us 'out there' with regard to KSN, Linesight, others.
Tendering work in different, specialist sector (4*, country house) as well has hotel market.

If successful: growth as company, growing supply chain, greater exposure all round
If Contract Management:
- Early engagement of MC
- MC has opportunity (with key trades) to address 'buildability'
- Essentially low risk procurement path => prelims and management fee could be fixed
Risks

Schedule / contract size - could be up to €1.5m - 2m / month depending on phasing and new block start date
Can't get the staff we would need - SM / GF / FF / QS / SrSE / SE, BCAR Coordinator,
If they go down the Contract Management route:
- It's open book, we procure the works contracts possibly without full design in place;
- Cost certainty not known at outset => onerous on us to control / manage budgets;
- Possibility for scope change / creep via Client => onerous task re budget / cost management, prevent increases;
- Extent of reporting required inclu monthly budget / forecasting, EV, KPIs, schedule updates, etc., etc.
- Need to understand their proposed fee
Bonding / collateral warranty requirements, based on our size? - any issue getting these?
